Basé à Luxembourg, le/la Real Estate Developer reportera au Managing Director d'Immobel Luxembourg.
Votre objectif est de développer des projets immobiliers de A à Z (acquisition, conception, commercialisation, construction et livraison). Cela comprend notamment la gestion de l'ensemble du processus d'acquisition du projet, la conception d'un projet immobilier et le suivi de toutes les phases de sa construction, de vente et de commercialisation, pour que ce projet soit ou devienne un projet rentable pour Immobel.
Vos principales missions:
- **Recherche de nouvelles opportunités**:
- Vous êtes en contact avec les acteurs du marché (agents, concurrents, autorités, architectes,) afin d'identifier des opportunités foncières/immobilières;
- Vous évaluez les opportunités (du point de vue fiscal, juridique, commercial, architectural, financier, "politique") avec l'aide des départements juridique, financier et technique de la société ;
- Si nécessaire et en coordination avec le directeur technique, vous contactez des architectes et d'autres conseillers afin d'évaluer le potentiel et les risques du site ;
- Vous imaginez la meilleure programmation pour le site et ce, en réalisant notamment une analyse approfondie du projet potentiel réalisable sur le site, de sa constructibilité, de son environnement et du marché (évaluation de la concurrence, acheteurs/occupants potentiels, prix du marché, analyse SWOT, ) ;
- En collaboration avec le directeur technique, vous réalisez une étude de faisabilité et définissez un premier budget de construction ;
- Si nécessaire, vous organisez des réunions avec les autorités compétentes afin de valider les hypothèses de l'étude de faisabilité ;
- Vous préparez les dossiers de présentation des opportunités d'acquisition et les présentez aux différents comités internes (comité d'acquisition, comité d'investissement, conseil d'administration ) dont l'approbation est requise en vertu des règles de gouvernance du Groupe Immobel.
- **Gestion de l'ensemble du processus d'acquisition**:
- Vous préparez les lettres d'intention et offres d'acquisition et ce, avec l'appui des services juridique, financier et technique ;
- Vous participez et suivez les procédures de _due diligence_ ;
- Vous négociez avec les vendeurs les conditions et les contrats d'acquisition jusqu'à leur signature/closing et ce, avec l'appui des services juridique, technique et financier et le cas échéant des conseils externes ;
- Vous suivez et/ou participez à la négociation des conditions de financement avec l'appui du département finance.
- **Gestion de la phase de conception du projet**:
- Vous établissez la programmation finale du projet et définissez les différents produits ;
- En collaboration avec le directeur technique en charge du projet, vous suivez toutes les étapes de conception du projet, guidez et dirigez les architectes et ingénieurs afin d'optimiser le projet (organisation des bâtiments, optimisation des surfaces vendables.) ;
- En collaboration avec le directeur technique en charge du projet, vous rencontrez les différentes autorités afin de présenter le projet et le cas échéant, vous discutez/négociez avec ces dernières les différentes possibilités de réalisation du projet ;
- En collaboration avec le directeur technique en charge du projet, vous établissez le planning de développement du projet et suivez l'obtention de toutes les autorisations nécessaires (PAP, autorisation de bâtir, commodo/incommodo) ;
- En collaboration avec le directeur technique en charge du projet, vous assurez le choix des matériaux de finitions (en ce qui concerne l'équilibre qualité / prix).
- **Gestion et suivi de la commercialisation**:
- Vous sélectionnez les agences en charge de la commercialisation du projet et mettez en place la stratégie commerciale (cibles, prix de vente.);
- En collaboration avec le service marketing, vous mettez en place les outils et la campagne de commercialisation et de communication (sites web, brochures, plans de vente) ;
- Vous suivez le processus de vente (et / ou processus de location) en coordination avec les agents et le service marketing ;
- Vous négociez le cas échéant, les conditions de vente et/ou de location et revoyez et/ou négocier les contrats de vente et/ou de location ;
- Vous suivez le projet jusqu'à sa livraison finale.
- **Gestion de la phase de construction**:
- En coordination avec le Directeur technique en charge du projet, vous suivez régulièrement le processus de construction et vous assurez du respect du planning, de la qualité et du budget ; En coordination avec le Directeur technique et le Département Finance, vous assurez un suivi régulier des aspects financiers des projets et validez les reportings trimestriels (suivi des écarts entre le réel vs la faisabilité initiale).
