Basé à Luxembourg, le/la Technical Project Manager reporte au Head of Technical Director d’Immobel
Luxembourg.

En tant que Technical Project Manager, vous vous occupez de tous les aspects techniques des projets
dont vous avez la charge et ce, en étroite coordination et coopération avec un Technical Director avec
lequel vous travaillez en binôme et le développeur responsable du Projet.

A ce titre vous coordonnez et supervisez tout un réseau de contractants/intervenants externes.

Votre rôle est très large et se situe au cœur de notre activité et il est de la plus haute importance pour les
résultats et la réputation de la Société.

Vos principales tâches:

- Pendant la phase de conception des projets (APS, APD et Permis) vous assistez le Technical Director durant les réunions d’études et à ce titre, vous êtes en charge de l’organisation et la coordination des intervenants externes et du respect du planning. Cela comprend des tâches telles que:

- Suivre et prêter son concours à l'établissement et à l'instruction par les autorités compétentes des demandes de permis de bâtir, autorisations d'établissement classé (commodo/incommodo) et autres autorisations nécessaires à la réalisation du projet.
- Assurer conjointement avec l'architecte et les bureaux spécialisés, le suivi de l'instruction des différents dossiers d’autorisations administratives (Urbanisme, Environnement, Exploitation, Services Incendies,...) ;
- Guider et orienter les architectes et les bureaux d’études en veillant constamment à l'optimisation du projet et à l'optimisation des surfaces et plus généralement à l’optimisation économique des projets ;
- Gérer et contrôler le planning des études ;
- Gérer la procédure d'appel d'offres avec l'entrepreneur général ou les co-contractants. Cette tâche comprend des tâches telles que:

- L'analyse des offres;
- L'évaluation des propositions ou des solutions alternatives ;
- Négociation et finalisation des contrats ;
- Pendant la phase de construction, vous suivez et organisez le ou les projets dont vous êtes en charge de manière précise. Cela comprend des tâches telles que:

- En général:

- Acquérir une connaissance fine des documents retraçant le contexte du Projet ;
- Veiller à ce que le Technical Director soit tenu informé régulièrement (hebdomadairement) afin que les décisions puissent être prises de manière appropriée et en temps opportun, avec un suivi du coût et du calendrier général du Projet ;
- Prendre les mesures nécessaires pour anticiper les problèmes et agir pour les résoudre dans l'intérêt d’Immobel ;
- S'assurer que l’architecte et les différents bureaux d’études remplissent leurs obligations, notamment en matière de respect des exigences de qualité et de sécurité incendie (en phase finale et en phase de construction) ;
- Coordination avec les bureaux d’études en ce qui concerne les souhaits et les approbations des clients ;
- Analyser les contraintes générées par les spécificités du projet (phasage, coordination avec des intervenants tiers, etc.) et identifier les solutions optimales ;
- Examiner, rechercher et éventuellement proposer des solutions alternatives aux bureaux d’études afin d'aboutir à une solution optimale (coût - délais - qualité - technique - apparence) ;
- Apport et soutien à l’équipe Residential Advisory (pour les projets résidentiels) ou au Développer pour tout ce qui concerne les travaux modificatifs acquéreurs.
- Gestion des réunions hebdomadaires de chantier:

- Suivre l'ordre du jour, examiner les procès-verbaux des réunions et transmettre les observations à l'architecte ;
- Organiser et participer à des visites de chantier au moins une fois par semaine en présence de l'Architecte, de l’Entreprise et, le cas échéant, des autres bureaux d’études ;
- Gestion hebdomadaire des échéances contractuelles des intervenants ;
- Contrôle et suivi hebdomadaire des comptes détaillés de l’Entreprise et autres bureaux d’études et architectes ;
- Fournir des avis au Directeur Technique sur les insuffisances en termes de qualité d'exécution ;
- Suivre les missions réalisées par les Architectes et les Bureaux d'Etudes.
- Enfin, en phase de Réception : vous participez à l’organisation, suivez et pilotez les opérations de réception avec les entreprises et différents intervenants jusqu’à la constatation de la levée de toutes les réserves. A ce titre, vous accomplissez notamment les tâches suivantes:

- Organiser les visites de pré-réception et de réception avec l'entreprise et les bureaux d’études externes ;
- Coordonner l'établissement par l'Architecte et les autres bureaux d’études de listes détaillées des défauts et des travaux non exécutés ;
- Vérifier que les rapports finaux avec ou sans réserve majeure des organismes agréés et de contrôles ont été émis ;
