Votre rôle:
Basé(e) à Luxembourg, le/la Senior Project Controller reporte au Head of Finance d’Immobel Luxembourg.

Au sein du département financier d’Immobel Luxembourg (actuellement 4 personnes dont 2 en charge de la comptabilité), vous serez le premier point de contact pour les développeurs, les équipes juridiques et techniques pour toutes les questions liées au suivi budgétaire réel et au financement pour les projets dont vous êtes responsable. Vous serez également le premier point de contact avec les prestaires externes (auditeurs, banque, AIFM.) en lien avec votre rôle et pour les projets dont vous avez la charge.

Par ailleurs, vous aidez le Head of Finance à améliorer et mettre en place les processus nécessaires à l’amélioration de la performance et l’efficience du département finance et travaillez à ce titre, en étroite collaboration avec les équipes du siège à Bruxelles.

A ce titre, des déplacements fréquents sont à prévoir à Bruxelles.

Vos principales missions:
**Contrôle budgétaire et financier**
- Examiner et challenger le développeur sur les hypothèses prises dans les Business plans (par exemple l'état du marché, le calendrier, etc.), l'état réel des ventes et des engagements (et évaluer l'impact possible sur le business plans et les aspects comptables) ;
- Examiner et challenger les écarts entre les chiffres réels et le budget ou reforcast, discutez de vos conclusions avec l'équipe de projet et les autres parties prenantes ;
- Préparer en étroite concertation avec les développeurs, les revues trimestrielles et autres présentations internes (board, comités) ;
- Organiser et coordonner les réunions relatives aux reportings financiers trimestriels avec les différentes parties prenantes (développeurs, direction technique) ;
- Préparer les reportings financiers trimestriels ;
- Etablir les plannings de trésorerie des différents projets et établir les demandes de trésorerie ;
- Vérifier que les différents coûts (factures reçues) et structure de coûts sur les projets de développement sont conformes avec les engagements, les business plans et les plannings (Invoicing File), le tout en concertation avec les responsables des équipes opérationnelles ;
- Suivre et analyser le fichier de suivi des ventes (y compris prix, indexations et remises, réalisation des ventes) ; Coordonner les valorisations réalisées par les experts externes;
**Contrôle comptable**
- Revoir les comptes locaux (préparés par les comptables) lors des clôtures ;
- Cohérence des règles d'évaluation ;
- Classification correcte des coûts réels encourus ;
- Complétude des engagements dans les comptes ;
Être l’interlocuteur des auditeurs et répondre à leurs questions ;
**Demande et suivi des financements externes (en binôme avec le développeur et AIFA)**:

- Préparer les documents de présentation du projet ;
- Préparer et présenter le business plan pour les banques ;
- Suivre et participer aux négociations avec les banques ;
- Suivre la mise en œuvre des accords de crédit pour les projets en cours (demande de tirage, suivi des covenants, rapports annuels, préparation des avenants).

Votre profil:

- Vous disposez d’une expérience minimum de cinq (5) années dans une fonction comparable en contrôle budgétaire et financier idéalement acquises au sein d’un cabinet d’audit (BIG 4) ou d’une société commerciale ;
- Vous avez un diplôme de type Bac +5 (Master) en finance ;
- Vous parlez parfaitement français et anglais et la connaissance de l’allemand serait un fort plus ;
- Vous maîtrisez les outils Excel ;
- Vous êtes rigoureux et vous avez l’esprit d’équipe;
- Vous êtes organisé, savez prioritisés les tâches et n’avez pas peur de travailler sur plusieurs sujets en même temps (multi-tasking) ;
