Real Estate Investment Accountant

XB Consultants is currently seeking an experienced Investment Accountant to join their team in Luxembourg. As a key member of the accounting department, you will be responsible for ensuring the accuracy and compliance of financial operations for a large portfolio of real estate entities and investments across Europe.
We are looking for a highly organized and stress-resistant individual who can work independently as well as collaboratively with other departments. Your strong knowledge of Lux GAAP and IFRS, combined with proficiency in MS Office applications, will be invaluable assets in this role.
The ideal candidate will have at least 4 years of relevant work experience in a similar field, preferably with real estate and property accounting exposure. A university degree in Accounting or Finance, along with ACCA certification, is also highly desirable.
In this position, you will be responsible for:
Accounting Responsibilities- Ensuring accuracy of all property manager bookings, including reconciliation of rental income to rent rolls, review of service charge costs and income, and accurate allocation of non-recoverable property costs.
- Taking care of day-to-day accounting for PropCos and HoldCos, including bank reconciliations, invoice review, monthly accruals, depreciation, and more.
- Preparing periodic VAT returns and ensuring accurate recording of local, IFRS, and Group GAAP adjustments.
- Respecting periodic closing process timelines and assisting with consolidations and sub-consolidations.
Cash Management and Property Management Responsibilities
- Liaising with the Treasury team to ensure adequate and consistent funding within different structures.
- Liaising with property managers to review numbers and information provided on a regular basis and performing consistency checks to support providing accurate information.
Asset Management, Acquisitions & Sales Support Responsibilities
- Supporting the asset management team with ad-hoc financial information and analysis as required.
- Monitoring operating budgets, liquidity, and cash management for investments.
Requirements
- University degree in Accounting or Finance (ACCA certification preferred).
- At least 4 years of relevant work experience in a similar field.
- Strong knowledge of Lux GAAP and IFRS.
- Proficiency in MS Office standard applications (Yardi Voyager experience a plus).
- Fluent in English.
- Dynamic personality with a 'can-do' attitude and hands-on approach.
This is a full-time position offering a competitive salary of €55,000-€70,000 per annum, depending on experience, as well as a range of benefits and opportunities for professional growth.
