Description
Le département Property Management assure la gestion de 77 immeubles pour un total de 483.000 m². Le département, qui est en relation avec 70 propriétaires et plus de 550 locataires, emploie une vingtaine de professionnels dont une équipe comptable de 5 personnes.
Après vous être imprégné(e) de l’activité et de la structure du département "Property Management", sous la responsabilité du Head of Property Management, vous aurez i) la responsabilité de la bonne tenue de la comptabilité des immeubles de bureau pour le compte de propriétaires ainsi que ii) la responsabilité hiérarchique directe de 4 collaborateurs(trices) et iii) enfin, vous serez identifié(e) comme le/la back-up de notre Head of Finance & Accounting pour la comptabilité corporate des sociétés du groupe.
Sous la responsabilité du Head of Property Management, vous serez notamment en charge des tâches suivantes:
**1.Responsable d’une équipe de quatre collaborateurs en charge de la comptabilité des immeubles**:
- Animation de l’équipe (mise en place de procédure et veiller au bon respect de celles-ci)
- Animation des flux de gestion (compteurs à temps, trésorerie nécessaire, décomptes de charges et reportings dans les délais impartis)
- Respect des indicateurs (encodage extraits, encodage factures, paiements factures, suivi des impayés, budget/réalisé)
- Support à l’équipe
- Motivation et évaluation des collaborateurs composant votre équipe ainsi que les recrutements adéquats. Vous serez épaulée dans cette tâche par le département Corporate Administration.
**2.Gestion comptable d’immeubles à usage professionnel confiés en gérance**:
- Analyse des contrats de bail et alimentation/suivi de la base de données
- Suivi des cautions ou garanties locatives
- Appels de loyers auprès des locataires et suivi des paiements
- Indexations de loyers sur base du contrat de bail
- Calcul des provisions pour charges communes ou fonds de roulement et appel auprès des locataires
- Etablissement de décomptes de charges périodiques
- Suivi des encaissements et de la situation de trésorerie relative à chaque immeuble
- Saisie, validation et paiement des factures fournisseurs
- Suivi des impayés et éventuelles actions en recouvrement
- Etablissement de budgets et suivis budgétaires : recettes (loyers, dépenses à autres revenus par locataire), dépenses de charges communes, dépenses à charge du propriétaire
- Reporting financiers pour les propriétaires d’immeubles.
**3.Gestion de projets**:
- Conduite de projets en lien avec la comptabilité
**4.Autre fonction : Back-up du Head of Finance & Accounting (1 jour par semaine)**
Sous sa supervision:
- Tenue de la comptabilité générale des sociétés du groupe INOWAI
- Suivi facturation clients
- Paiements factures fournisseurs
- Et toutes activités en relation avec l’administration de la société, y compris les travaux relatifs à la gestion du personnel.

Formation / expérience :_**
- Formation supérieure en comptabilité/finance de niveau BAC +2 minimum en lien avec la fonction
- Minimum 5 ans d’expérience, idéalement dans une société immobilière
- Une expérience probante en comptabilité corporate est un atout
- Expérience souhaitée en tant que manager.

Compétences / qualités requises :_**
- Français et bonne connaissance de l'anglais
- Connaissance indispensable des outils informatiques courants (Office 365)
- Connaissance du logiciel CRYPTO fortement appréciée
- Réelles capacités managériales
- Organisé(e) tout en ayant un sens des responsabilités et de la rigueur dans le travail
- Excellentes qualités rédactionnelles, d’analyse, de synthèse et de communication
- Capacité à travailler en autonomie combinée à un bon esprit d’équipe
- Réel intérêt pour l’immobilier.
